Is it a bad idea to rent our 40-acre property to tenants who will run a horse-related business from it?
The property is in Bend, Oregon, and it is set up for horses. We have an insurance person who says we can buy a ‘commercial farm policy’ to be covered for them and their business, but it would be underwritten by an out-of-state agency and more expensive. Someone also mentioned that, if we ever had problems with the tenants, we would have a VERY hard time evicting them because you ‘can’t take away someone’s livelihood’ without going through a huge legal process. Anyone have info or advice?

Any commercial renter can claim their business is there livelihood but be evicted just the same….Have a lawyer customize a Lease for your maximum protection…don’t allow them to sign as a ccoperation-business-or LLC—If the business bankrupts—you will be holding an empty bag. They sign as themselves so you have something to attach in case the business tanks.
As you know, horses are worthless. It is illegal to butcher them or sell them for butcher. Horse people generally have no money, AT ALL. there is no way to back up the losses of these vermin. Horses are worse than worthless. They COST money. Judges ALWAYS rule in favor of horse owners. If you rent to a horse owner, you are dealing with someone who is a dreamer. Dreamers can not pay rent. If they were able to afford horses, they would have enough money to buy their own place. Worse than all that horses cause unbelievable amounts of damage. To fences, to barns, to people. The only business that makes money with horses is a glue factory and they are all out of business because of the incredibly stupid laws against butchering horses. In addition, horses will ruin your pastures, beyond belief. The begging that horse people do to get people to help them is pitiful. And then they will turn on you at the drop of a hat. You will wind up in court which will cost you thousands of dollars even if you will win( which is highly unlikely). Chances are they will wind up with your property. You will not even know what happened. In the unlikely event that you win the case in court, you will never collect any money from them. Another trick they will do is offer to pay you by trying to trade their horses for what they owe you. Don’t go there. You will just lose more money. they can not pay enough to cover your insurance, which you will need. And then, the insurance company will go bankrupt or disappear when the claims come in. And you will be left holding the bag. Boarding horses for rent is just as bad. The people ‘love’ their horses soooo much. If they bump into a post and get a scratch, the horse owner will turn on their own mothers to collect damages. Imagine what they will do to you, the evil landlord. Horse manure is generally of no value either.
